Garage Door Installation and Replacement in Round Rock and Williamson County
Most new residential doors installed run $1,200 to $3,500
There is a point where repairing a garage door stops making sense. Two panels rusted through at the bottom, hardware from a brand that no longer exists, a wood door that has absorbed water for 30 years, or a third spring job on a door that was cheap when it was new. At that point a new door costs about what the next two repairs would, and it comes with new springs, cables, rollers, track and a warranty.
Choosing a door for Williamson County
Steel, non-insulated. The budget choice. Single-layer steel, light, fine for a detached garage. Dents more easily than the thicker options.
Steel with insulation. Two or three layers with foam between. Stiffer, quieter, warmer in winter and cooler in summer for an attached garage. This is the door most homeowners in Round Rock end up choosing.
Carriage-house and overlay styles. Steel doors with applied trim and hardware for a wood look without the upkeep. Windows, color and panel pattern are chosen at the quote visit.
Wind-rated doors. Williamson County is not in the Texas coastal windstorm zone, so no windstorm certificate is required, but the EF-2 tornado of March 21, 2022 damaged 680 homes in Round Rock alone and the September 2023 hailstorm dropped baseball-sized stones from Georgetown through Round Rock and Cedar Park, and the same storm that dents the top sections of a 16 foot door pushes hard on the whole panel, so a reinforced or wind-rated door is worth the modest premium on wide openings and homes on open ground. A wind-rated door has heavier gauge sections, reinforcing struts and a stronger track and jamb attachment than a standard door of the same look.
Wood and composite. Still available for custom homes. Heavier, more expensive, and they need refinishing, so springs and openers are sized up to match.
What the installation includes
- Measurement visit covering the opening, headroom, side room and the opener you have.
- Removal and haul-away of the old door, springs and track.
- New torsion springs sized to the new door, new cables, drums, sealed nylon rollers, hinges and track.
- New weather seal at the bottom and along the jambs and header.
- Reinforcement strut at the top section for the opener arm, and extra struts where the wind rating calls for them.
- Opener reconnected, force and travel limits set, safety reverse tested. A new opener installed the same day if yours cannot handle the door.
- Door balanced so it holds still at any height.
Permits and the HOA
Williamson County cities word their permit rules broadly: Round Rock's building page says any work on a building or structure inside the city needs a permit and tells you to call its development technicians to check, Georgetown requires one to construct, enlarge, alter or repair a structure, and Cedar Park's list of work that needs no permit covers paint, carpet, cabinets, non-structural roof covering and fencing without naming doors. In practice a like-for-like door or opener swap is usually treated as a repair, while a new or enlarged opening, header work or a commercial door needs a permit. We confirm with your city before ordering and pull the permit when one applies. Where a permit or inspection applies, we handle the paperwork and schedule the inspection.
About a third of Texas homes sit in a community association, and in the master-planned communities of Round Rock and the rest of Williamson County it is most of them: Teravista alone puts almost 3,400 homes under one association, Sun City Georgetown passed 8,400 homes in 2021, and Avery Ranch, Crystal Falls and Star Ranch all carry association dues, usually with an architectural committee that has to approve a new door style, color or window layout before it goes in. We hand you the spec sheet and a photo of the door to submit, and the door is not ordered until the approval is back.
What it costs
Most residential doors installed in Round Rock land in $1,200 to $3,500, which includes the door, all new hardware and springs, installation and haul-away. Insulation, windows, wind rating and carriage styling each move the price. The itemized quote is written before the door is ordered, and it is the number on the invoice.
Lead time depends on the door. Standard white and almond steel doors in common sizes are often in stock locally. Custom colors, windows and wind-rated sections are ordered and typically take a few weeks.
Measure the opening width and height and note the opener brand before you call (737) 345-3608. With those, the tech brings color samples to the measurement visit.
